Homeownership Makes Sense!  Buying and maintaining a home is a first step in becoming financially established.  Your own home is something to take pride in as you and your family make lasting memories.

The Georgia Department of Community Affairs (DCA) has several programs to help low to moderate income persons become homeowners. 

The GA Dream LogoGeorgia Dream Homeownership Program offers first mortgages and down payment assistance for qualified first time homebuyers.

 The Georgia Dream First Mortgage is a 30-year fixed rate first mortgage loan.  You must be an eligible first time homebuyer or have not owned a home in the past three years.  The total household income can be no more than $58,000 (1 or 2 persons) or $67,000 (3 or more persons).  You may qualify to purchase a home with a sales price of up to $200,000.

You may also qualify for a Georgia Dream Down Payment Assistance Loan that provides at least $5,000 in Down Payment Assistance.  This must be used along with a GA Dream or USDA Rural Development first mortgage. Income and sales price limits apply.

 Features include:

  • No Monthly Payments
  • No Interest
  • Loan must be repaid when home is sold or refinanced or no longer used as the borrower’s personal residence.
  • Borrower contributes a minimum of $500 to the purchase transaction.
  • Borrower must complete Homebuyer Education provided by a DCA or HUD approved education counselor.

Down Payment Assistance loans vary according to the programs below:

  • STANDARD - All eligible homebuyers, $5000 
  • PEN - Eligible homebuyers who are employed by entities that provide public protection (including the military), health care, or education, $7,500
  • CHOICE - Eligible homebuyers whose household includes an individual living with a disability, $7,500 - $10,000
  • HONORS - Eligible homebuyers who are the surviving spouse of a military serviceman or servicewoman or of a public protector, $10,000
  • WELCOME HOME - Eligible members of Georgia's Army and Air National Guard who purchase a home in the State of Georgia, $10,000 
  • EV - Energy efficient and/or visitable homes that are certified to meet the Energy Star, EasyLiving Home or EarthCraft House program requirements, $7,500
